Portico Investments purchases extension of SC Zuidplein in Rotterdam

Portico Investments Netherlands has completed the acquisition of the recently completed extension of the Zuidplein Shopping Center from developer Riederwaard (the Heart van Zuid area development joint venture: Heijmans Vastgoed and Ballast Nedam Development). The new part of the shopping center was built on the site where previously the Theatre Zuidplein was located and is directly adjacent to the new regional bus terminal.

The extension (approximately 7,000 m2 and more than 200 parking spaces) is almost fully let and has recently been opened to the public. In addition to anchor tenants such as supermarkets Albert Heijn and Amazing Oriental, the project has a number of inline tenants i.e. Gall & Gall, Bloeiend, de Kipperij, YoYo! Fresh Tea Bar and Primera. Parking spaces associated with the expansion have been purchased by Q-Park Nederland. The extension is directly connected to the existing Zuidplein Shopping Center which is currently undergoing an internal transformation for their 50th anniversary.

DLA Piper, Rialto and SGS Search were all advising Portico Investments in relation to this transaction.

Portico Investments has signed a contract with Beter Duurzaam BV – Solar, Storage & Heating professionals for the installation of 517 solar panels on the roof of the expansion of the shopping center, which will be subsequently rented by Albert Heijn. Zoncoalitie was advisor for Portico with respect to the design, tender and execution of the PV panel project.

On the 20th of January 2022 Portio Investments have acquired their latest addition to their real estate portfolio in Romania.

The store is located in a densely populated district of Bucharest and is the 21st property of Portico Investments Romania.

The 478 sqm retail space is one of the few retail spaces in this crowded residential and office area of the packed neighborhood of Panduri, and it benefits from very good visibility and access with a long facade of over 30 meters to the main road.

On the 21st of December 2021 Portio Investments have acquired their latest addition to their real estate portfolio in Romania.

The store is located in downtown Bucharest and is the 20th property of Portico Investments Romania.

The 544 sqm store is the first store opened with a new concept / strategy that Rewe group decided to implement by approaching the proximity street retail segment. This location is  one of the most well established and well known on this specific Boulevard, which is regarded as one of the most highly rated retail arteries in Bucharest.

In June 2019, Portico Investments has signed an agreement with AM on the purchase of a 6,219 sqm GLA retail space development in Schalkstad Haarlem.

The Haarlem Schalkstad project was transferred to Portico by developer AM on 1 November 2021. The project includes two supermarkets (full service and discount) and some smaller retail and F&B units with a public parking for some 600 places and a residential complex located on top.

Portico Investments Netherlands II has signed an agreement with Housing Corporation De Goede Woning for the turnkey purchase of the commercial units in the City Quarter (Stadskwartier) Palenstein Project. The project is part of the larger redevelopment efforts within the Palenstein district in Zoetermeer, which are aiming to diversify and modernize the housing offer here.

The city quarter project will comprise of some 155 apartments on the higher floors and 4,374 m2 of retail, horeca, services and logistics on the ground floor. The commercial program will replace the outdated Shopping Center Croesinckplein which is located directly adjacent to the new location. Most existing longstanding tenants of this existing center will be relocated to the new project.

The project will be anchored by a large Dirk supermarket and an Aldi supermarket with 6 complementary inline tenants. Completion is expected in Q1 2022.
